This page is for people renting a room or staying in short-term accommodation. You have an occupancy agreement. Your stay is up to 90 days.

What You Need to Know

Here are the most important things about your stay.

Your Agreement

You have an occupancy agreement.

It lasts up to 90 days.

It is not a tenancy agreement. It is not a lease.

Read your agreement carefully. It has all the rules.

Security Deposit

You pay a security deposit. It is two weeks of rent.

This is not called a bond.

You get the security deposit back when you leave, if you follow the rules of your agreement.

Repairs

If something is broken, tell us by email.

Send an email to info@fusionrealty.com.au.

Describe the problem. Tell us the address and room number.

Occupants do not have access to the online repair portal.

Disputes

If you have a problem you cannot resolve with us, you can go to the Local Court of New South Wales.

NCAT does not handle occupant disputes.

Moving In

Follow these steps before you move in.

Photo ID

Give us a copy of your photo ID. This can be a passport, driver's licence, or government-issued ID card.

Occupancy Agreement

Read the occupancy agreement. Fill it out correctly. Sign it.

Payment

Pay the security deposit and rent in full. All money must be paid before you move in.

Keys

You will receive the keys after all three steps above are completed. Not before.

Rent

Pay your rent on time. The payment amount and due dates are in your occupancy agreement.

Your Room

Keep your room clean and tidy. Take care of the property. Report any damage straight away.

Other People

Be respectful of other people in the property. Follow the house rules in your agreement.

Moving Out

What to do when you are ready to leave.

Give Notice

If your 90-day agreement is ending, give us 14 days' notice that you want to leave.

You can leave early, but there may be penalties. Check your agreement for details.

Submit your notice online

Return the Keys

Return all keys safely. This includes the room key and any property keys.

Not returning keys may have legal consequences.

Clean the Room

Leave the room clean and tidy. Remove all your belongings.

The room should be in the same condition as when you moved in.

Security Deposit Return

If you followed all the rules, your security deposit will be returned in 2 to 3 business days.

Send your bank account details to us by email. We do not return security deposits as cash.

All money you owe must be paid in full first.

You can only move in when we have a copy of your photo ID, the occupancy agreement is completed and filled out correctly, and all the money that is owed is paid in full.

Please do not expect the release of the keys until all three of these things have been completed.

No. When you have an occupancy agreement, there is no bond, however, there is a two-week security deposit payable.

This is similar to a bond, but not called a bond — it is called a security deposit.

No one can stop you from leaving anytime you like. There are penalties if you leave before 90 days, which is the term of your occupancy agreement. Penalties are clearly displayed in your occupancy agreement.

If you want to vacate at the end of your occupancy agreement, you need to give 14 days' notice.

Whenever you decide to leave, you should organise the safe return of the keys to the room and the property, to avoid all the legal consequences of not returning them safely and securely.

Submit your notice to vacate online

If all the terms of the occupancy agreement have been met and all outstanding money is paid in full along with the room being left clean and tidy, two to three business days.

For this to happen you have to nominate a bank account for this money to be returned to you. Send your bank details to us via email.

Security deposits are not returned as cash.
